A beautifully appointed 4 bedroom hilltop retreat in the rolling Istrian countryside, with heated infinity pool and private spa & wellness centre set among tiered Italian gardens. This villa retreat, nestled in the hills near Buje, is a magnificent choice for a family or friends looking for a relaxing holiday in tranquil surroundings, taking in the Slovenia, Umag and the sea in the distance.

The Villa 

The villa is approached along a country road to the parking area, set to the side of the villa. Guests enter the retreat through the gate to an upper terrace area, with 3 steps down to a summer kitchen and BBQ, dining table and chairs. A traditional Istrian Pila Stone loggia leads from the dining area to two cottages, each with two bedrooms. To the left of the loggia, guests enter the cottage to a large country-style kitchen-dining room, leading to a double bedroom with ensuite shower room. Stairs lead to a first floor study area on the landing, leading through to a second double bedroom with ensuite shower room and balcony with distant sea views. The second cottage is accessed from the end of the loggia. Two steps lead down from the loggia to the ground floor, with country-style kitchen with beamed ceilings and dining table (no oven). A side terrace can be accessed from the kitchen. A separate WC can also be found on this level. Stairs lead from the ground floor entrance hall up to the first floor and second floor (eaves), each with double bedroom and ensuite shower room. An additional bed for 1 person can be added on request to these double rooms.

The Grounds 

From the loggia and side terrace, c.a. 25 steps lead down to the pool and spa & wellness centre. The stunning infinity pool, heated on request (additional supplement) gives way to magnificent views to Slovenia, Umag and the sea in the distance. A Spa & Wellness centre lies to the side of the pool, set over two floors, with a pool table and table football located on the second floor. Guests enter from the pool terrace to a lounge area with sunken Jacuzzi and dressing room, leading to a steam room and sauna. A separate WC and separate shower room can also be found on this level. Internal stairs lead to the first floor indoor lounge area with day beds and Satellite TV, leading to an upper terrace with sun loungers and panoramic countryside views.

The pool terrace leads down 15 steps to the tiered Italian gardens, set over two levels. A dining terrace with canopy shading leads to an internal summer kitchen equipped with wine refrigerator, plus a separate WC. Approx. 15 steps lead down to the lower lawned hedged garden, with stone bench and space for games.

Explore the Area

Car hire is recommended at this villa. Catering can be arranged at the villa from a nearby traditional restaurant; please speak to one of our Sales Consultants for further details. Guests can make use of 6 bicycles provided by the villa to explore the surrounding countryside. One of the best restaurants in the area is a 10 minute bicycle ride downhill from the villa, and within a 15-20 minute cycle ride from the property there are Istrian wine and olive oil producers as well as the village of Momjan which features a restaurant and café. Further afield, the beautiful Limski Kanal, known for its fresh mussels and oysters, is worth a day trip, as are the seaside towns of Novigrad and Umag. The picturesque hill top towns of Motovun and Groznjan are within easy reach, and are highly recommended along with stunning Rovinj for a day excursion.
